What does MRD stand for?
As it pertains to The Madison, MRD stands for Mixed Residential District. MRDs encourage creative, residential planning and development that will preserve unique environmental features and stay consistent with the Forsyth County Comprehensive Plan.
MRDs can create residential communities that preserve larger areas of natural landscape, connect open space and make room for trails, natural areas and shared amenities — resulting in a village-style community that feels more open, green and connected to the landscape around it.
Does MRD mean apartments, townhomes or high-rise developments?
No. “Mixed Residential” does not describe a specific type of building, and The Madison will not include apartments, townhomes or other attached housing. Instead, the community is planned so homes are arranged more intentionally, allowing larger portions of the property to remain open, wooded, landscaped or shared rather than dividing the entire site into larger individual lots. The result is a more cohesive community with more land preserved as part of the overall plan.
What is density and why is it important?
Density refers to the number of homes planned across the total acreage of a property.
A community with homes planned more intentionally within certain areas can leave larger portions of the property outside individual residential lots, creating more room for natural areas, trails, buffers and shared open space. The way homes are arranged across the property also influences how much land can remain open, connected and preserved.
How does the plan preserve rural character?
The plan for The Madison uses beautiful open space, preserved trees, landscaped buffers, natural areas, and a more concentrated development pattern to minimize the amount of land cleared and enhance natural views throughout the community.
Why can an MRD help preserve more land?
Because less of the property has to be cleared and divided into private residential lots. Land that becomes part of an individual lot can change over time as homeowners add pools, remove trees, expand lawns or make other changes. Keeping more of the original property in preserved, open space helps protect the natural landscape as a lasting part of the community.
What community spaces and amenities will be part of The Madison?
The Madison’s planned community spaces and amenities include, but are not limited to, wooded walking trails, community gardens, a pool, tennis and pickleball courts, gazebos and sitting areas, fire pits, children’s play and climbing structures, and more.
Will this community be a build-to-rent community?
No, there will be an official rental cap in this community to limit the number of residences available to rent.
